To be honest i don't think renting a house is a mutual benefit kind of thing, Tenants have more rights against the landlord than the landlord has against the tenant, so if you have more rights feel free to comment it below...
1. The amount of the security deposit and when it must be returned
The security deposit is usually one to three months' rent (plus an administrative charge) and should be given to the landlord before the tenant moves in. The security deposit protects the landlord's rights while the tenant is occupying the property and is repaid to the tenant when the tenant vacates.
2. Who is responsible for the house repairs?
In most circumstances, the landlord is responsible for the expense of necessary home repairs, particularly in the case of structural damage and repair. However, in the case of minor wear and tear damage, the tenant is normally responsible for the necessary repairs. However, it is recommended that the two parties have a clear knowledge of the various situations in which repair will be required and who would be responsible for the costs.
