The incremental borrowing rate is the interest rate charged for a loan that is made against the value of a property. It is an additional rate over and above the base rate and any other fees or charges involved in securing the loan.

Incremental borrowing rates are often used by banks and other lending institutions when they lend for mortgages. This may be because it helps them to offer competitive rates for borrowers who are applying for large amounts of money, or because it allows them to offer better rates for smaller loans than they would otherwise be able to do. When calculating the cost of a mortgage, lenders typically use a standard incremental borrowing rate as part of their calculations. This means that they will add this rate to any other fees or charges that they have included in their overall cost calculation.
