The typical home inspection takes about 2 hours.

The first hour is spent on the physical inspection of the home, including:

- the property interior and exterior part

- structural integrity of major components (e.g., roofing, foundation)

- functional operation of major systems (e.g., plumbing, electrical)

- environmental hazards (e.g., lead)

This is followed by an hour for a home energy audit, which includes an assessment of potential energy efficiency issues as well as how much additional cost will be required to bring a property up to code.

It also depends on your home's size and complexity. The inspector will walk through your home with you and point out any problems they see. They'll also discuss each item with you, so that you know what's wrong and why it needs repair or replacement. Once they're done with all their inspections, they'll provide you with a written report that explains everything they've found and how much it will cost to fix each problem.
