A building administrator is the one who is the boss of everyone in the building particularly the tenants. When there is a problem like needed repairs the building admin is called. Under the jurisdiction of the admin are the maintenance crew for the sanitation and cleanliness of the building. The security guards are also under the admin.

A family friend who is a building admin said that you need to be an engineer to qualify for the job (I think it is mechanical engineer). The job of the admin is fun because you have all the time for yourself when there is no problem. Managing the building is only tedious when there is a problem or when there is an event like a tenant moving out or a new tenant is coming in. Overall, being a building admin is very rewarding.

Those Admins tends to work harder when their is issues at hand, just as you elaborated when it concerns tenant disputes with others, lack of payments after house rent expiration. Those kind of things are job of the Admin/caretaker to take care of, and sought them out amicably without qualms, when the Admin works tremendously, surely he promotes himself to lasts longer on the job position.
