How to deal with dishonest property seller?

Initially a property seller had agreed that the remaining payment would be done at the time of the registration of the property. After 10 days they are demanding more than 50% of the property value as advance from the buyer. The sellers have got better offers and instead of being honest, cancelling the deal and returning the token amount already paid, they want the buyer to cancel the deal so that file a court case and extort some more money. What is the best way for the buyer who has already paid the token amount, to get the seller to cancel the deal and end the wastage of time?

While purchasing or selling property, be aware of right and wrong dealers. Because this is something which is much more high price. We usually buy some small items and when we find that the things are wrong then we go to the seller and deal with them, somewhat rudely and ask for our money, but when we are in property selling or buying then, we need to be much more cautious about dealer buyer or seller. Because mostly there is no chance left as to deal with them after buying or selling property. Some cases has been seen as the dealer took his money and left the city, so there would be no question of dealing with him.
