in reality real estate agents always juggle many clients. And each of these clients brings their own set of details which needs to keep organized.

But the truth is that in all of these misunderstandings and oversights set in no matter the agent diligence. So this mean that an honest mistake can lead to a costly lawsuit which means that the agent must always be alert.

So how do you tackle omissions problem


itemized everything

To avoid omission everything included in the sale of a home needs to be itemized so that all parties are on the same page and no ommission

Avoid over promising items
Don't include in a list items that you or the seller of the property are not sure of parting with. This kind of omission can bring a law suit

Disclose all details

You are responsible for disclosing all details like a previous death on the property or any information that the buyer needs to know, avoid omitting these details they are required by law to be disclosed..

The government has made regulations regarding minimum public facilities for real estate, especially residential properties. such as clean water, electricity, green open spaces, playgrounds, sports, security, shops and restaurants/cafes, swimming pools etc. So if the agent lies then the buyer can sue for justice. Although the agent didn't tell the truth that the area was often congested due to large cars, or frequent flooding. and agents cannot be prosecuted because they do not deceive consumers.
