In real estate a land owner can give legal right to another person to use a land according to their agreement. So easement in real estate is all about a land or property owner grantinh another person ( party) entity or even a business the right to access or use another land or property.
This is like giving a non-titled person an interest in the land or property. The fact remains that the land or property owner will still have full ownership and rights to the land or property but will be restricted by the rights of the easement holder, because the holder has the rights to use it for some purposes
