It is always a wise thing to draft a tenancy agreement for a new tenants so that the rules covering your property rent be on papers and anyone can refer to it at any point in time. The most thing is the information thereof. A good tenancy agreement should have the below details:

The tenant and your landlord’s name it should also show the address of the property which is rented and the date the tenancy will begins.

The should be details if other people would be allowed the use of the property. The rooms to be used and the duration of the tenancy. The should be details of the amount of rent payable.

The agreement should includes :
The services the landlord will offer maybe meals, the laundry service maintenance of common parts etc.

Then the notice period the tenant and your landlord would have to give to end a tenancy.

Considering the issues that commonly arise between tenants and their landlords, I would say a tenancy agreement, in written and signed by both parties would save them a lot of stress later on.

An example is a tenant who paid $130 for rent for the first year, but later insisted it was $120 including $20 as agency fees. The landlord insisted he had collected $150 with $130 as the tenant and $20 as agency fees. This caused a lot of misunderstanding with both parties needing to settle for a median fee for the year. Having an agreement would have noted every single detail.

A tenancy agreement seems to even favour tenants more, because several landlords can come up with restrictions to the use of part of the property or terms of living. Every aspect covered in such an agreement is important especially if disputes arise later and lead to a court case.

Definitely, it is always good to have a tenancy agreement before hand so that both the tenant and the landlord are on the same page. No one will be cheating on the other person you both will keep to the terms of the agreement.

You know humans just always want to be defaulting when it comex to rules so to put all of that in check one need to have an agreement. So tenancy agreement is a very important agreement that will even prevent a landlord from going overboard with a tenant.

The tenant with the tenancy agreement will know a lot about the house he or she will be renting. You know the name and address of the house. How much you are expected to pay and the rules that you are expected to follow before hands so that you can keep to it and avoid getting into trouble we itg the house owner.
